What is the Home Purchase Loan Interest Subsidy?
The government provides mortgage interest subsidies for households without their own home who need to purchase a residence. Eligible applicants can borrow at below-market interest rates, reducing their monthly mortgage payment.

How the Subsidy Works
- The government subsidizes a portion of the interest rate difference, so applicants pay less than the market rate
- The subsidy period depends on the program, typically 10–20 years
- Loan limits depend on the family's circumstances and the property location
Who Can Apply?
All of the following must be met:
- No existing home: Neither the applicant nor their spouse owns any property
- For self-use: The purchased home will be used as the primary residence
- Income limit: Household annual income below the specified threshold
- First-time buyer (required by some programs)

How to Apply
- After confirming eligibility, apply for a preferential mortgage at a government-designated partner bank
- Prepare: ID card, household registration booklet, property sale agreement, proof of income
- After the bank approves the loan, the government directly subsidizes the interest difference
- No separate application to the government is needed — it is handled through the bank
Partner Banks
Land Bank, Cooperative Bank of Taiwan, Bank of Taiwan, First Commercial Bank, Hua Nan Commercial Bank, and other state-owned banks all offer this program. Visit a branch to inquire.
Important Notes
- For pre-sale homes, you can only apply after construction is completed and the property is delivered
- If the home is rented out or converted to commercial use after purchase, the subsidy will be cancelled
- Can be combined with childcare and birth subsidies, but not with other home purchase subsidies
